30-Year-Old Hammock Dunes Home Fetches $3.3 Million |
Extensive renovations and prime location drive record sale in luxury market |
A 30-year-old residence in Hammock Dunes has recently sold for an impressive $3.3 million, underscoring the enduring appeal of this exclusive coastal community.
Krista Libby, a seasoned real estate specialist with Coastal Gateway, facilitated the sale of the property located at 6 Cordoba Court.
Despite its age, the home's substantial renovations and prime location contributed to its remarkable sale price.
Libby emphasized the unique value of properties in The Hammock, noting that the scarcity of oceanfront and beach-adjacent locations continues to drive demand.
She stated, "The luxury market thrives on limited availability of prime coastal properties, and this is what commands top dollar."
The property boasts ocean views from its second floor, along with picturesque golf course and lake vistas.
Situated on nearly three-quarters of an acre, the home features a private driveway, four bedrooms, five bathrooms, a pool, and encompasses 5,212 square feet.
Libby highlighted that the previous owners invested approximately $1 million into the pool and landscaping alone, before undertaking a comprehensive interior renovation down to the studs.
She remarked, "It was probably the nicest remodeled home that I've ever seen. The people that remodeled it, it was done like a brand new home."
Such extensive upgrades significantly influenced the property's market value.
Libby noted that a neighboring home on a slightly smaller lot recently sold for just over $1 million, illustrating the premium placed on modernized residences.
She observed, "Many homes in The Hammock are older, and to get the top dollar price point, certain renovations need to be done, especially being closer to the beach."
Beyond individual property enhancements, the area's allure is bolstered by developments like the forthcoming Ritz-Carlton Residences.
Libby mentioned that such high-profile projects are attracting buyers and elevating the region's profile.
Coastal Gateway, serving as the exclusive sales and marketing firm for the Ritz-Carlton condos, continues to lead the luxury brokerage sector in the county.
With an average selling price of $761,000, the firm has achieved a total sales volume of $213 million year-to-date.
Libby concluded, "We're going to need to start seeing renovations for people to get top dollar."
This sale exemplifies the dynamic nature of Hammock Dunes' real estate market, where strategic investments and prime locations yield substantial returns. |
